10 Easy steps to buying your home.

1) STRATEGY CALL
We will clearly run through the full end to end journey process of house buying. Discuss your income, expenditure and determine your new home budget. Once you have provided your personal documents, we will provide you with an agreement in principle (AIP). This allows the house to be taken off the market when your offer is accepted

2) FIND YOUR PROPERTY
When you find a property you really love, put an offer in. Once it is accepted, you will need to provide your AIP. Ensure that the estate agent has taken the property off the market and it is marked as “sold subject to contract” (SSTC)

3) APPOINTMENT WITH US
Come back to us and we will search the market to ensure that we find the most competitive product suitable to you with monthly payments you feel comfortable with. We will look at how your mortgage can be repaid in case of death or critical illness. Not only that, we’ll also make sure that a percentage of your income is protected if you are unable to work due to accident or sickness. Finally, we will look at the cost of your buildings and content insurance and your will.

4) APPLICATION
Once you are happy with the figures we have discussed, we
will submit the application to the lender on your behalf.

5) INSTRUCT A SOLICITOR
You should instruct your solicitor at this stage. You may have to pay them some money upfront so they can apply for the searches.

6) UNDERWRITE AND VALUATION
Once the application has been submitted, an underwriter will assess your documents to ensure they are happy with all the information we have submitted. A valuation will also be instructed. This means that an independent valuer will make a decision about how much the property is worth. These valuations can be free. The valuer may not enter the property.

7) INSTRUCT A SURVEYOR
We recommend that you get either a “homebuyers report” or a “building survey” depending on the age of the property. We can introduce you to a great independent surveyor who can assist with this and guide you through the different levels of surveys.

8) MORTGAGE OFFER
Once the underwriter has confirmed that they are happy with your documents and the valuer is happy with the property, your formal mortgage offer will be issued by the lender. This is cause for celebration!

9) LEGAL WORK
The solicitor you instructed should have started to work on your behalf and you will receive the results of these searches. Contracts will be drawn up and
you will sign the deeds. A completion date will be agreed and the solicitor will ask you to transfer your deposit, their fees and any stamp duty if applicable. Please check your solicitors bank account details before you transfer the money.

10) EXCHANGE AND COMPLETION
Your insurances need to be in place on the day you exchange contracts. At this point, you are legally responsible for the property. Exchange of contracts can take place on the day you complete or before.
